Property managers: does your employer require you to have a CPM certification for your job?

While I think that all property managers should have taken many related classes and have experience in renting, CPM is not necessary and would often only serve as a cover for inexperienced agents pretending to have a wisdom that they do not possess.

I think they should be. We as Realtors have to learn their business. I have lived in apartments for 30 years. I was a property manager for two and have owned and rented out properties myself. I have met some pitiful property managers. They should have more training and they should have empathy and compassion when needed. Professionalism is a plus too and frankly I don’t see much of it. Wisdom? really?

first tuesday offers licensing and continuing education courses for real estate brokers and sales agents. It does not offer classes to become a Certified Property Manager.

Although the CPM is not required, it appears it is becoming a desired designation by property owners. The designation; however, does not mean the person is well versed in all the aspects as this comes only with experience.

I have been a Property manager since 1972, I could write a book on Tenants, good and Bad, some are Profesanal, and they could really teach you a good lesson.
Lesson number 1, Credit Check. Thats it.
I bought my first 2 on a lot in 1972 at one time I had 13 Houses, and at times I hired myself out to Manage for my Friends. T he secret to Property Management is again, Number 1.

I hold the RPA designation and am a broker/owner of a commercial real estate company. Professional designations provide potential clients with assurances that a person has done significant work and study in a wide range of topics to become more technically proficient. It does not necessarily guarantee integrity or experience but should be a factor that is desirable in a resume of experience and references. A client does not need to hire a CPM, CPA or CFP for their various business dealings but looking for someone who has earned such a designation is just one more way of protecting their personal interests and investments.
