Condition of Property — Transfer Disclosure Statement (TDS)

first tuesday updates its library of forms whenever legislative or regulatory changes occur or practical needs arise within the real estate industry. Each first tuesday form fully complies with all California regulations, codes, case law and professional practice.

Effective January 1, 2012, the real estate transfer disclosure statements (TDS) for one-to-four unit single family residences (SFRs) marketed for sale must now disclose whether the property is equipped with water-conserving plumbing fixtures. [For more information, see the September 2011 first tuesday Legislative Watch.]

A water-conserving plumping fixture check box has been added to Section II of first tuesday’s Condition of Property —Transfer Disclosure Statement (TDS). [See first tuesday Form 304]

Editor’s note: Current first tuesday students and purchasers of first tuesday Forms-on-CD 4.3 may download a FREE copy of the updated Transfer Disclosure Statement enabled for digital personalization, fill, print and save. Log into your student homepage at www.firsttuesday.us using your eight digit Department of Real Estate (DRE) license number or Temporary license number and click, “first tuesday Forms Downloads and Updates.”
