A recent study by The Demand Institute heralded the arrival of rock bottom for real estate pricing. The study identified 2012 as the year in which the nation’s housing market will begin its recovery process, as prices rise from 2012 to 2017.

Have been a broker over 30 years. Degree accounting.
Predicted 1989 and 2006 crashes.
Listings have plumeted in half. That drives
demand for a smaller amount for buyers to
choose from. Real estate bottomed in Jan Feb 2012.
This is the most obvious turnaround I have ever seen.
A poor economy holds interest rates down.

Demand today is for the most part bottom fishers, if and when the market make enough recovery to allow property owner a reasonable return of their equity there will be a supply of properties on the market. As a broker & contractor in the business since late 70′s with college degree in business/marketing and economics, my opinion, looking at the state of employment, many part time and or under employed, business not attracted to our state that is ranked at the bottom and the condition of California Economy being over regulated and poorly managed the recovery is more uncertain than it’s been in the past.
